Tell Me About Your One Hour Open House

Today's scheduled showing turned into a one-hour open house.

 

Below are the steps for doing a HomeRome Impromptu Open.

 

Impromptu Open House

 

-A scheduled appointment is made.

- Put the open house in the MLS.

-Put up an open house sign.

- Show the house to the scheduled agent.

-Show to anyone else who comes through.

-Lock the house and remove the sign.

-Check the time.

From start to finish-1 1/2 hours unless... there are numerous showings...then I stay till they are finished. 

 

I started doing these at the beginning of my career. If there was an appointment with a contractor or an agent wanted to preview or I had a showing, I would put up the open sign.

Does it always work? Of course not!

Have I wasted any time? Not at all.

Does it work sometimes? Of course! 

I have had zero visitors show and I have had as many as nineteen show up. Nothing ventured nothing gained.

I don't need weeks in advance of an open house, I don't need the neighborhood flooded with signs and I don't need advertising. I am going to be at the house for a showing or some other reason. The Open House sign is always in my car. It's simple, it's easy.

Good morning, Margaret Rome, Baltimore Maryland our open house events are never more than 1.5 hours and often we have a one hour.... Tammy had a 1.5 yesterday and the "place was packed" she said.... there was some serious interest from a few... and all it takes is ONE.... open house events are the very BEST....long ones are a thing of the past....

One hour open houses are the standard in my market. The big difference is we don't have yard/street signs because we don't have yards (nor do most of us have cars to store such a sign). Some buildings allow you to put up a flier in the lobby window or other indications of an open house within the lobby, while others do not. It really depends on the building.

I like doing this on new listings. The last one i had showings scheduled every 20 minutes for a 2 hour span, so why not throw up the open house sign and invite everyone in. After 2 hours i had 4 offers.

OK I'm missing something here!  If I am showing a house to a buyer, I would not put up an 'open  house' sign.

If you are talking about doing a one hour on your own listing, then that's a bit different!
