Is That Home On The Market ?

 When I receive a call from a potential buyer about a property, it is important to find out where they saw the home. It could be a yard sign, an ad in the paper, or on any one of a gazillion internet sites.  But is it really available? The only way to know is to check the status in the MLS or speak directly with the listing agent. If working with an agent, just ask them.

We need to take the time and explain why they are seeing these properties but they are not available. 

 

In Maryland, we use the BRIGHT MLS system. When looking for a home, buyers want to see the homes that are for sale and nothing else. 

How do they know if a property is available?

It will have an

ACTIVE

 status, meaning it is available for showings and does not have an accepted offer.

There are eight other ways a listing might be labeled and they are defined above. But the general public does not see these.

Many times when searching, you may find a property that looks like it is for sale, especially on the internet. Maybe it is. Maybe it's not.

Good subject to explain.  Buyers do not, at times, understand why it is advertised if it is not available.   Outsources are always behind on changing the status.

Rose Mary Justice It is something that we need to explain. It is definitely not the public's fault when they call us for a property that is not on the market. Frustrating for all.

You just reminded me of all the hours I've spent trying to chase down listings that didn't exist.

In our area, agents from out of town tend to list rural properties, put up a sign, and never come back. Sometimes the listings are sold, and sometimes not. But the signs remain.

Then people see the signs and are interested - leaving some agent trying to chase it down.

In one memorable instance, the agency swore that they had NEVER had a listing in that location. It seems that someone found a stray sign and decided to put it on property belonging to someone who had annoyed them.

I don't guess it bothered that property owner much, but it sure did cause me - and perhaps other agents - a lot of wasted time.

The only way to know is to check the status in the MLS or speak directly with the listing agent. Lots of old and erroneous info out there.

After a closing the agent is supposed to change the status of the listing, sometimes they overlook that.

Interesting. We don't have Active Under Contract. We've got 3 separate choices: Active Option, Active Kick Out, and Active Contingent. It would simplify having just one category.

With properties being marketed and listed in so many platforms across the internet, it can be confusing for buyers.  Not all websites are updated with the latest status information.  You are right when you say, "We need to take the time and explain why they are seeing these properties but they are not available."

Marte Cliff That's a lot of running around for an errant sign. My concern is the calls from ZTR, C-List, etc asking about a property. Sometimes the callers get upset with us because we can't find the property. It helps to always be in front of a computer and not driving,

Hi Margaret I've had so many clients over the years excited about some home they'd like to take a look at except...you know this story!  They saw it on Z and it was sold 2 or 3 years ago or it's under contract or or or or......  My folks have been taught this by now and know to check with me before relying on other sites.

Back before the whole world was online, would-be buyers used to come in with foreclosure lists they'd purchased from a newspaper or magazine ad. They would get really upset when we'd finally locate the properties and tell them that they had been sold months - if not years - earlier.
