We Bought A House In 24 Hours!

 

before thanksgiving

 

Congratulations to Will and Sabrina. We saw only three houses! We were ready to write an offer on the second one, but we were too late. It was under contract.

 

The third one, we were prepared. We viewed the property Friday evening, met with the buyers on Saturday morning to go over the entire forty pages, answer questions and sign. Presented the offer by noon and had an accepted offer by Saturday evening, yes within twenty-four hours from touring to ratification.

Not magic and not luck, this process occurs only with months of planning including

 

-buyer approval,

-a lender letter in hand,

-cooperating agents,

-funds for an earnest deposit check and

-a lender who answers the phone and can get the proper documentation together.

And now the work begins. I am sending the ratified contract to the lender, scheduling home inspections, termite, survey, buyers choosing the title company and so much more!

Congratulations Will and Sabrina! We met your goals and it appears that Thanksgiving will be celebrated in the new home!

For this reason few agents are showing homes anymore.

Good morning, Margaret - I find that a question to ask is "If you found a property that fit your needs, what would you do?" is a good one.  Obviously, these well-prepared buyers understood the process.  Good luck with this transaction.

Hi Margaret... have had a few situations like that myself... on Thursday morning I went out with a client for two hours and by Thursday evening we had a signed contract. It's all about understanding what your client needs and wants and helping your client be prepared to make an offer. Congatulations on your sale.

This reminds me of the stories of those "overnight" successes.  If only comes, of course, after decades of preparation.  In the case of a home purchase, as you said, months of preparation.  Here's to a smooth transaction and closing.
