The Roof Is On !

We found the perfect home with a quick settlement date just before the start of the school year. A home inspection revealed the need for a completely new roof, and we needed it right away. The seller was willing to reduce the sales price to cover the replacement. Buyers wanted roof completion before moving.

We have the right seller, the right buyer, and the right house.

 What don’t we have?  TIME!

With numerous recommendations, the buyers and the sellers interviewed contractors.  This roof was a big job. Complete removal to the studs and replace the three skylights. It seemed impossible. Then I interviewed Booth Brothers, who recently worked with other clients of mine.

I made a proposal offering them the job but with a bit of negotiation. We needed a roof done with perfection. We needed it fast.

What did I have to offer? Hmm, how about my recommendation, a plug on my radio show and the use of my aerial photographer.  Negotiation has to be acceptable to all parties, and Booth Brothers wanted the job.

It all came together.

The photographer got before shots. The old roof came off, new roof and skylights went on. When I drove by the house early Wednesday, there were already trucks, materials and a dozen guys on the roof working.

Did I mention this was all done on a handshake? !!

NOTE: Do not ever do this! Get everything in writing!

The closing, scheduled for the next morning, changed to later in the afternoon.

Smooth closing. Check!

Margaret, love this win-win scenario with all parties benefiting on the receiving end.  Your client and all concerned got what they wanted.  Isn't this the best possible outcome.  Thanks for sharing this great example of professionalism working in the best interests of the transaction as a whole, not just a piece of the pie.  Far preferable to those who dig in with demands.  Your outcome produced 3 happy campers, not just one. Great story.

Barbara Todaro  Wow is right. It was a very very big job...down to the rafters. In some areas, there were three layers and we know that is a NO-NO! Amazing and lucky there were no leaks in the house!

Debe Maxwell, CRS Never would do on a handshake. They were so reliable, time was so short. They had the men on the roof before the papers were signed. They have my business for sure!
