Home Inspection

 

If you are the buyer's agent, how do you go about requesting needed repairs?

Do you go over the report and help the buyer decide what items are essential?

Do you discuss which items are routine maintenance, or normal upgrades that you would like to have addressed?

Do you discuss what has to be an immediate repair, and what can wait as a maintenance item? ... like cleaning the gutters.

 

Or do you take the entire report and ask that every single item, mentioned on the home inspection report, be corrected by the seller?!

 

  Home Inspection

 

The inspection report, usually accompanied with photos, describes the conditions of the exterior, the roof, the electrical, plumbing, heating, air conditioning systems, the bathrooms, the kitchen, any drainage concerns, and many other items.

Many of the inspector's comments may address upgrades, safety features, CO2, and smoke detectors along with routine maintenance. Some note that an item has some age and to budget for replacement in the future.

I tend to take this on a case by case basis and educate the buyer about normal maintenance and wear and tear.

Morning Margaret.

Some of the issues can be fixed for less than 10.00, why bother?  Take it on a case by case, evaluate, consult with your buyers and make an educated request.

Good morning, Margaret Rome, Baltimore Maryland especially in this extreme sellers' market, the home inspection is typically for structural and mechanical defects.... not for cosmetics and minor improvements...

Hi Margaret,
It was my policy to specifically to recommend the repair of items that were health and safety issues.  Other items would be on a case-by-case scenario, depending on price and circumstances.

Barbara Todaro But we see personalities come out with the inspection. In a strong market, some buyers feel they are entitled to ask for everything.

When working with buyers, I tend to have them focus most on safety and code issues.

Hello Margaret - proper preparation in advance of the home inspection can set realistic expectations.  It's not an opportunity for re-negotiating the sale as some may think.

Hi Margaret Rome, Baltimore Maryland for me it all depends on the particular deal and/or market conditions.  But usually the cosmetic and maintenance items are not fixed by the seller. Of course I do go over every inspection with my clients both buyers and sellers.

Margaret typically the home inspector will go over the entire report with the buyers and myself.  And how much buyers ask for, well, that depends.  If it's a simple maintenance item, probably not. If it's a bigger deal, like a AC not working, yes.  It also depends on if we're in a multiple bid situation.
