Our Decision Is Far From Final

This email, received today, is not unusual of how the selling process begins.

"We’re thinking of selling our house and moving to a condo'. We’d like to meet with you before we make any decisions to see what we can get for this house and what needs to be done before we put it on the market.

I’m sure you’ll want to see the house before you can estimate its potential selling price, so can you come over late next week, say Friday or Saturday? That’ll give me time to clean up the various messes in all the rooms. It won’t give me time to clean up the hideous basement, however, so you’ll have to see that in its current ghastly state.

Our decision to move is far from final, however, as there are many things to consider.'

Many times people call with questions about moving. Sometimes this conversation takes place one, two or three years before they actually move forward. This is not an easy choice for many reasons. Some have been in their homes for 20-30-40 or more years. There have been changes, maybe the loss of a spouse, retirement, declining health, family issues and so many more.

It doesn't cost anything to talk, to ask questions to get some help with

your future plans.

That is what a good Realtor®  is for.

Answering those concerns not making the decisions.

When the question comes in about selling a home...that does not mean  you have to sign a listing agreement. It is a time to get answers.

If you have questions about selling your home

Please call Margaret Rome.

Gotta love the brutal honesty about the hideous basement. Lol. And yes, this is often how it begins. They sure know who to call too.  D

I agree, selling is often a mental process that begins and then extends through a period of time.  That seems especially true with folks who have been in their homes a number of years!

So true, often people need to begin these "moving talks" way ahead of time.

Debb Janes EcoBroker and Bernie Stea JD I do love the brutal honesty. Thought about taking that out of the email. Glad I didn't.

Myrl Jeffcoat It is a mental process, taking longer for some than others. We need to just listen to see where they are in this process. Thanks for featuring this in the OFC!

Good morning, Margaret Rome, Baltimore Maryland this is a phone call that comes often....and quite often, the decision to sell happens very soon after the appointment....they are usually shocked at what the fair market price range is....

Good morning Margaret Rome, Baltimore Maryland - I can relate to this.  We have been in our home for 30+ years.  I am cleaning out the basement and also having the in ground oil tank removed.

Hi Margaret - however this message is received, it reflects "thoughtfulness".  These people seem to "get it".   They are likely going to be good students.  Willingness to understand and do what will make them successful whatever decision is made.  An ideal back-to-school post.

Good morning  Margaret Rome, Baltimore Maryland ,

Some take  longer than others but the first conversation sets the tone and helps a seller prioritize things that need to be done. I met with a couple last fall and they have been working through their list and we visit every few months. In between their painting, interior and exterior, installing a new HVAC system both parents have passed away out of state. Life happens. We will go on the market first quarter of 2020.

You never know how close someone is to make a 'buying decision' and offering the best advice possible gets them into your funnel.

As always, Margaret, such wise words.  It is my experience that it does take time to figure out what your next step is.  It doesn't happen overnight in most cases.

This call is the first indication of the "pull theory."  The potential customers are pulling you to them.  Also it is one of the best ways to begin to build trust.  Thank Margaret Rome, Baltimore Maryland for bringing this scenario to the forefront.

That's a question my wife have been talking about more and more, as all the kids have moved out and we're sitting here with a 4 BR home and full basement of stuff the kids should have taken with them.

Hi Margaret Rome, Baltimore Maryland for many years we've had clients contact us a year or more ahead of making the move to sell and buy. You're so right, it's not easy preparting a home one has lived their lives in for 20 to 40 years overnight - or even within 6 months. It takes the time it takes. And the clients need our guidance and hand holding along the entire journey.

Hi Margaret

Good for you! This sounds like someone who genuinely wants and needs your counsel so an appropriate decision can be made. Some decisions, and listings, take time!

Jeff

Posted by Jeff Dowler, CRS, The Southern California Relocation Dude (Solutions Real Estate ) about 2 months ago

The decision to sell is sometimes immediate and other times years away. I just met with a seller that plans on retiring and moving south in 2 years. In that 2 year time- there is a lot that the seller needs to prep- especially given the type of legal structure the home is currently under- and could take a year or more to get into an easily sellable place. Whatever the case, it's always smart to meet with an agent to discuss options.
