The Power Of A Snack

 

 

A few days ago, there were two scheduled showings at 2911 Montebello Terrace, and the temperatures were in the triple digits.

Of course, I got there early to make sure the Air Conditioning was set, the shades open and turn on lights.

Put the key in the lock and found my seller in the house trying to leave way before I arrived.

She wanted to make me and the potential buyers feel welcome. She quickly went back to the refrigerator and handed me an ice-cold bottle of water before she ran out the door.

The house was in perfect show condition and...  there were snacks in several rooms.

After touring the back yard, tiki bar, summer kitchen, pool, and koi pond, one of the buyers opened the outdoor cooler surprised to find iced drinks, and I said: "please help yourself!''

We were plenty hot and went in to tour the cool house.

There seemed to be some interest, and we sat around sipping our drinks and nibbling on the grapes and goodies.

The touches of this seller made the house so inviting that the buyers stayed longer than usual. It was a perfect time to find out their needs, talk about the pros of this house, financing, the sale of their home, and their time-line. 

The snack display added to the warmth and caring shown by this home's owner. 

If these potential buyers do make an offer... it will be attributed to

Don't you love working with Sellers who "get it"? Hospitality and respite from the heat make buyers feel welcome, stay longer, and hopefully consider making an offer.

I remember touring a home that had baskets of fresh fruit and veggies from the seller's garden.  The baskets were on a patio table, and on the kitchen counter.  It spurred the imagination of my buyers about what more the home could be to them other than shelter, and they bought it!

This is excellent marketing Margaret Rome, Baltimore Maryland !!  I've had sellers do the same type of thing - and it works! People do feel warm and invited into the home and want to spend more time there.

Isn't it fabulous your seller wanted to make sure the buyers were comfortable and enjoying all the attributes of their home. Some sellers just want them to go in and get out..your seller realizes bonding is so important and used snacks to make sure that happened. Good for them..well coached:).

I too hope the buyers make an offer. What a thoughtful and savvy seller.  It's the little things that can sure add up to make a huge difference.

I find most buyers refuse an invitation to eat or drink but it's great when they accept and decide to stick around for all the reasons you mentioned.

Jill Sackler It just worked out. It was a brutally hot day. We toured the back yard and pool first and then the house. It felt very natural when I took a cold bottle of refreshing water and they followed my lead. When I sat down so did they.
