A wonderful family contacted me after their friends bought a dream home.
They've been looking for properties by going to open houses.
They didn't want to bother an agent.
We need to be proactive in finding YOUR dream home!

They completed the assignment in minutes.
Here's some general information on what we would like to see in our future home:
-Our purchase price $450k (or below, of course).
-Garage: Prefer a 2 car garage, or at least 2 car car-port, or 1 car garage with nice size driveway
-Bedrooms: 4 or possibly 3 with bonus rooms that can be used for office and/or finished basement. Looking for master bedroom with master bath.
-Location: Stevenson or Lutherville-Timonium, primarily but also like Towson, Greenspring, some outer border areas of Owings Mills and mainly these zip codes...21093, 21208, 21209, 21204, 21286.)
- Taxes: Trying to stay under $6k per year
- Looking for a decent size yard, some privacy, not too close to other houses
-Trying to avoid oil heat, septic and well, but are flexible
-Some other nice to have items: gas stove, eat-in kitchen/island style, front porch, screened porch/sunroom, and a finished basement.
They also gave me a list of addresses with prices and what they liked and disliked.
House #1 Needed some updating, LOVED it...did not pursue because the taxes were $8,000, plus a monthly HOA fee....made it unaffordable.
House #2 It was overpriced...it was advertised as 4 bedrooms and 3 baths but it's really 3 bedrooms and 2 1/2 baths and 2 bonus rooms....nice house, love neighborhood, but somewhat limited, really need 4 bedrooms or at least a bigger basement, still considering....but we're thinking $450 max...we have it on our list, but not ready to put in offer yet).
House #3 Auction in a few weeks, opening price $250k. Really like the house and layout, but I believe they sell as-is and sort of unknown territory.
House #4 Open house we saw today and really liked...Great layout and spacious rooms, lots of storage, but hesitant because it has oil, well and septic.
House #5 Another nice house, spacious, but family room/den was kind of tight for our furniture and bathroom needed a whole makeover, which is OK, but with a 1 car garage and basement unfinished, we ruled it out.
My second request: reach out to a lender.
Within a couple of hours, they produced an approval letter.
They are ready to buy
This past weekend I took them to a listed home but it already had multiple offers.
Sunday they came to my impromptu open house.
Yes, I have ready willing and able buyers!
