It was a cold, icy day in Baltimore with a showing scheduled for the afternoon. Perfect time to do an impromptu open house. Even though the weather was far from ideal, I went ahead and placed my open house sign in my car's back window.
I met a couple walking their small dog. Introduced myself, found out the pup's name and invited them to stop by the open house while I was setting up. They were a bit shy but said they would love to see it. They already lived in the community just a door or two away.
I digress...Open houses don't work. Who wants nosy neighbors?
They took me up on my offer, toured this home and loved everything!
Over the next few weeks, I made time to find out more about these neighbors. They love the neighborhood and they've been renting for more than a dozen years!

With my next open house, I called this couple, found out there was some interest and made an impromptu meeting.
Calculator in hand, well actually on my phone, we figured out how much they had paid in rent.
That was a real eye opener! They could have paid a big chunk of the mortgage if they were owners. Naive...yes a bit. They needed help.
A few calls later, a preapproval in hand, an offer made, inspections set up and...
they are about to be new homeowners.
