The sellers were ready, the house immaculate.., the buyers were ready, wired funds were received and the Settlement was to start at 11:30 am.
A call from the title attorney at 7:30 AM with a heads up. “ The electricity is out in our building and it “should” be back on in a couple of hours.”
Those of us in the business know the end of any month is a busy time and close to the end of the year even more so.
The buyer flew in from the west coast late last night, our walkthrough was this morning and his mover scheduled for 1:00 today right after the 11:30 closing.
Our title company is state of the art with all the latest electronic paperless technology.
When you take a look at this photo...it's easy to understand the lack of electricity.

But without power, the package cannot be printed, the checks can’t be cut. The funds have to be verified. Some of these tasks can be done with our cell phones.
Without good old electricity, there is no lights, no heat (Baltimore temps are in the 30s,) no computers, no cutting checks and no way to make copies for everyone. But our settlement went off with very little delay.
With the creativity of Jeff Margolies and RESE Title company, we were able to move to another building with electricity, quite a few workarounds and we all managed a very happy closing.
With all parties informed each step of the way, it was just a tiny bump in an otherwise smooth transaction.
So thankful for the calmness of everyone including the creative title staff, the lender, the buyers, and my wonderful sellers.
And so thankful for the simple beauty of electricity.
