Staying Calm Leads To A Smooth Settlement

The sellers were ready, the house immaculate.., the buyers were ready, wired funds were received and the Settlement was to start at 11:30 am.

But.....

A call from the title attorney at 7:30 AM with a heads up. “ The electricity is out in our building and it “should” be back on in a couple of hours.”
Those of us in the business know the end of any month is a busy time and close to the end of the year even more so.

The buyer flew in from the west coast late last night, our walkthrough was this morning and his mover scheduled for 1:00 today right after the 11:30 closing.

Our title company is state of the art with all the latest electronic paperless technology.

When you take a look at this photo...it's easy to understand the lack of electricity.

Electric wires

Underground electric wires

But without power, the package cannot be printed, the checks can’t be cut. The funds have to be verified. Some of these tasks can be done with our cell phones.

Without good old electricity, there is no lights, no heat (Baltimore temps are in the 30s,) no computers, no cutting checks and no way to make copies for everyone. But our settlement went off with very little delay.

With the creativity of Jeff Margolies and RESE Title company, we were able to move to another building with electricity, quite a few workarounds and we all managed a very happy closing.

With all parties informed each step of the way, it was just a tiny bump in an otherwise smooth transaction.

So thankful for the calmness of everyone including the creative title staff, the lender, the buyers, and my wonderful sellers.

Read this version from our lender John Meussner

And so thankful for the simple beauty of electricity.

Sounds like you have the right title company working for your buyers.  We're an attorney close state and we recommend the best who will go above and beyond to get a closing to happen.

Morning Margaret.

Sheila Anderson wrote the other day about an electrical issue she had.  We all take it for granted, until it doesn't work.  Thankfully, your closing went off well

James Dray Yes it closed. And everyone was aware of the situation and very patient.

Sheila Anderson Love working with people who can make it happen rather than complaining.

Wow that photo of the electrical wires looks more like some exotic winged insect that is about to take over the world.

Margaret you were lucky you could move to another building and get this done for your folks.  We had a late closing last fall due to a hurricane and it was so crazy for my sellers who were supposed to close on their new home the same day. Rarely does it happen when we haven't closed on time (in fact it's been years and years) so this one came as quite the surprise but we did get it done - but not without some finessing.

Myrl Jeffcoat As soon as I saw that photo, I knew there was no way we would have power in a couple of hours.

Hi Margaret,
Keeping calm and figuring out a solution is one of the great joys of the business, isn't it?

What a tremendous amount of teamwork at the end.  I spoke with the buyer and he was incredibly happy with the way things were handled.  He did mention something about it being a little cooler in the northeast than he's accustomed to ; )

ALWAYS a pleasure to work with you Margaret, thank you for assuring we have more happy home buyers and sellers!

Carol Williams  That's for sure. We tend to make it look easy to the client but so much is done outside of closing that they never see. I do love this wonderful RE business.

John Meussner What a scramble yesterday morning...between no electric, changing offices, the last minute walk thru..and it all got done. No way was I going to call you at 7:30 am when I heard from Jeff.

What a great team! Great buyer, fabulous sellers, wonderful lender, and title company. Everyone worked hard and there were happy buyers and sellers. What a pleasure.

Thanks for making it happen.

John Meussner The real reason:   I didn't have to call. I knew the efficiency of your team and how they worked together.
