Why People Buy And Sell?

People are at different stages of buying and selling.

And it can be confusing and stressful...just like the picture above.


Timing is everything.

Here are a half-dozen examples of buyers and sellers in my market right now.


1-  Selling a home and moving to a condo. They know where they want to live and the condo market for 2 and 3 bedrooms is very tight. There is still a mortgage on their home and there is no choice. The house must be sold prior to purchasing. But they are afraid to put the home on the market, have it sell and no place to move.



2- Selling condo moving out of state. Owes more than unit will appraise for. Does not need to buy but cannot sell if money is needed to come to closing.



3-Home to sell with plenty of equity. Does not want two moves. This is an ideal situation. Go find the right home, settle, move in. Take everything from the first house that is needed for the new place. Sell the first house clean and staged and ready to show at any time. Stress is greatly reduced.



4-Own two homes. One is paid for but the other is mortgaged against the other. They want to sell to have disposable income for traveling and retirement. This one is also not a lot of stress.



5-Buyers are qualified, no home to sell, flexible, can move immediately or give the sellers time to find a new home. In their price range... there is little inventory.




6- Want to sell, ' rightsize ' to an accessible home. Same catch 22 they do not want two moves. If they find the perfect home...they cannot move without proceeds from present home.



6-Job transfer, relocating with time restraints. The hiring company will help, buy their old home in order to get them working sooner. This buyer needs to find a home in a very short amount of time.




Buying or selling?

Are you rushed or can you wait for a few months if you know you have qualified buyers?

Maybe you can even get a better price by taking the pressure off the buyer. Maybe your house meets the exact needs of a specific buyer.

What are your buying and selling needs?


There are buyers out there.

There are sellers out there.

Find what they need and then go move some properties.

Carol Williams Yes I think much of our job is in matchmaking and making dreams come true. It is not all about bricks and sticks.
