Why Hasn't My House Sold ?

 

Received a call from a friend and former Baltimore client who sold his home twenty years ago.

When visiting this couple many years ago... they knew it was my favorite kind of house to sell. It was a wonderful big old house.

Since they are both artists... this home is funky, unique and loaded with personality. It was not your typical cookie cutter home.

 

 

This house has been on the market with several different real estate companies and has had less than a handful of showings. He asked why is his home not sold?  My question:

What did your agents say?

 

not sold

 

The only suggestion from each agent... reduce the house.

 

My friend was calling for advice.

After reviewing the listing information, there were some things that did not enhance his chance of a sale.

The first comment read

"Drastically reduced, owner anxious, make an offer, must sell!"

There was no mention of the three car garage.

There was no mention of the two art studios.

There was no mention of the high ceilings with tons of light.

There was no mention of the bright primary colors used.

There were no room measurements.

The photos may have been taken with a cell phone.

 

Why hasn't this home sold?

 

 right buyers

 

Because the right buyer has not seen it!

 

It needs serious exposure to artists and other unique buyers who want an unusual one of a kind property those looking for the funky atypical home...like many of my buyers.

No, I can't sell their home halfway across the country but I can make some suggestions.

 

 

Get an independent appraisal.

Get an agent who sells unique properties.

Get some great copy written.

Get the right marketing person.

Get a professional photographer.

Get those unique features in the MLS.

Dear Margaret,

Sounds like a great place for some equally unique buyers. Too bad the other agents did not point out the opportunities. Creative people would love the big garage for installing some sort of studio space. Maybe even someone, who likes to fix up vehicles. Would be great, if it were near you.

Bad marketing does not lead to a good sale!  Any listing agent worth his/her commission has to put his/her best efforts into marketing the property. Obviously your friend did not list with a top real estate professional!
