If I had to start over today but I get to keep all my present skills, education and experience, I would do it with my radio show and marketing. I would have topics that lead to buying and selling unique properties. I would invite guests who have unique homes and custom builders to talk about homes with unique features.
And I would start with unusual, unique and hard to sell houses. Houses that other agents don't won't to take on because they take more time, more marketing and more experience. I would blog about unusual, funky even weird homes and the buyers who are looking for them...not cookie cutter properties. I would be collecting stories and photos of the most unusual homes in the world just to get myself known in this niche.
I would market to all price ranges for both buyers and sellers. I might do a running blog and or radio contest asking for the most unusual home you have lived in, the most unusual home you have visited and I might ask buyers what is the most unusual feature they desire when looking for their new funky home.
With so much information available on houses for sale, it’s easy to be completely wrapped up in finding that perfect home for your family. But what about finding someone to buy your home?
That’s where Buyers4YourHome comes in. I set up this page on my Web site to help sellers see if there is someone already looking for a house like theirs.
Buyers can send me a wish list - what they are looking for in a home, what area, what price - and I post it on my site. Whatever people want, that’s what goes on the list.
Then homeowners who are thinking of selling can go right to the Buyers4YourHome page and see if there is someone looking for their home’s style, price, or location.
They call me, and if we find a match, a home could be listed and sold in the same day!
Some people say there is no perfect home..that many compromises must be made. I think you can find the perfect home and I think you can find the perfect buyer for that special home.
Yes, it may take a bit longer. It may take showing a property many times.
Without a data base and with no prior sales, the July Contest wants me to start my real estate business completely over today. The great thing about this contest is I get to keep all my present skills, education and experience. Looking back on my experience with unusual sales, I would talk about the contemporary home on 25 acres that used to be an ostrich farm, I would talk about my 34 acre farm that had been on the market for 4 years before I took the listing. I would talk about the house on the railroad tracks and the one on the beltway that I was the fifth agent, the one with the indoor pool, the mini farm way out also with other agents.
I would talk about my artist friend and her unique property...an historic church that was her home and studio...it was also adjacent to a cemetery.
My goal...to be known as the agent who can sell unsaleable homes.
In my 28 years...many other properties that were hard to sell, unique and unusual have been sold by me. I would go back to all those properties and put together a few videos showing off the various properties.
