Buyers Prepare! Bring A Ping Pong Ball

 

These are the four things a buyer needs to have whenever they are out looking for a home.

The flashlight is self explanatory...you need it for crawl spaces, electric boxes, utilities, reading dates on hot water heaters, checking electric panels and so much more.

 

 

The ping pong ball is a great little toy to see if a surface is level...yep there is an app for a level but the little white ball makes more of a statement.

 

 

The pliers are mandatory if you must know what is under that wall to wall carpet.

Do not, and I repeat, do not do this without permission. 

Your Realtor® should  have a pair but as a buyer be prepared.

By the way we are talking about a very tiny pair...you can pick them up for a dollar or two.

 

At first I only had three but added a fourth when I listened to some buyers at one of my open houses. They were talking about whether the piece of furniture inherited from great great grandma would fit in the house.

It would have been real convenient it they had measured that space, made note and then checked the sizes in the homes. Yes there are measuring apps on the smart phones.

 

You can use your smart phone for three out of four but you still need the pliers.

Good morning, Margaret Rome, Baltimore Maryland when I was "beating the pavement" I'd always carry a marble with me and a tape measure with a small level on it.... walls are worse than floors....

That ping pong idea is really worth considering.  I remember walking into a home I thought had a really uneven floor that slopped toward the back of the house.  Sure enough, a home inspector took out a ball bearing, and I was shocked at how swiftly it traveled across that floor.

I've also found a compass app comes in handy to figure out what direction the home faces on cloudy days.

Barbara Todaro   The marble was a great idea.  Now I have a level  and measuring  app on my phone. Times change but the basics still hold true.
