Every House Has Something Special

 

If you are in Real Estate and if you are listing, selling and marketing homes, you will always look for the special features, the things that will make the property stand out.

What would a buyer be looking for that makes this one a bit different than all the others?

Or maybe the buyer wants it not to be so different and needs something this house has in common. That could be the school system, proximity to work, light rail or maybe a hospital.

Working with unique properties does not mean I don't take on a development home or one in a very popular neighborhood. But I will still look for that special feature to make buyers remember the home or make it interesting enough to get their attention so they will make an appointment.

 Sometimes the entire house is unique. There is not a home that I could not find something unique or special to share.

 Erika Rae Albert, Austin Real Estate Expert  has a home with a storm shelter. Now that's different and interesting. This past year I had something similar ....What do you have down there?

You're absolutely right about each home having something special, Margaret.  Some may take awhile to discover.  I have lived in my current neighborhood since 1969.  These were mostly newer homes when I moved in.  However, over the years they have lost their similarity, and taken on unique qualities.

I like to find special qualities in each home I list. It can certainly help you stand out when marketing.

JL Boney, III It is what marketing is all about. I can usually take a negative feature and turn it into something positive for the right buyer. 

example: No walk out from the basement..."Look how secure!"

                  Walk out from the basement..."You will never have to feel trapped."

I have lots more.

I have a questionaire for buyers, it includes some things that are not on the disclosure statement like who utilities are with, what average bills are etc... but it also has a personal question.  

"what is the thing you have loved most about your home"

I can't begin to tell you how that has helped me in marketing over the years. And so many times it is something unique about the home.

Tammy Lankford, That's an important question to ask and wait for the answer. One more...What don't you like about your  house? What would you have changed if staying?  Also helps with marketing.
