Open Houses Are Not Predictable



It was a gorgeous Baltimore summer day.. sunny and just under 80 degrees.

My seller was  a guest on the radio show talking about 7 Green Heather Court, one of my favorite homes, a contemporary Deck House.

Unusual but no callers on the show today...I'm sure everyone was outside at the pool with family and friends enjoying this perfect weather . Why would they be listening to a radio program about real estate?


This is an open house that I advertised, talked about on


blogged, had my signage up, had on Facebook and every other social media platform.



Two separate former clients and now good friends stopped in to say hello and tell me how much they love this home. In fact, one said if this home was on a the market when he was buying, this would have been the one.

Don't misunderstand...he loves his magnificent home, bought five years ago, and it is right around the corner.



I have always said I don't believe in traditional open houses, they just get business for the listing agents.

  I do believe in impromptu open houses, especially after the radio show.

There is never a guarantee with an open house.

I have had as many as 17 groups show up at an unplanned impromptu open house in bad weather.

I have 13 groups show up on a holiday weekend.

 I have had zero potential buyers show up on a planned Open House in the spring with perfect weather.


Today, I've seen cars drive slowly by the house, turn around but not stop. This is a very unique property...not the typical Cloneonial.

At the end of today's open house, another family stopped by.

The house could be for them. 

We only need that one lucky buyer!

Thanks for posting this, Margaret.  I totally agree about open houses being unpredictable.    Some have been very successful and others not so much.

The only thing I notice about impromptu open houses is that many people are not ready to buy and are not qualified but I do like to throw the open house signs out from time to time Margaret Rome, Baltimore Maryland

I am with the one buyer who stated he would have purchased this home had it been on the market when he was shopping. You will find a buyer for this one; I love it!
