The Most Important Settlement Is Yours!

 

It has been a wonderfully busy week with showings, offers, new listing appointments, answering buyer and seller questions, counseling, hand holding, talking a buyer out of a particular property, talking a seller into waiting to sell their home plus a very smooth settlement that I would like to share.

 

It was not my most unique home. It was not my most expensive listing.

It was the most important home because it was yours!

You've heard the phrase...the devil is in the details. My eyes were opened after many years in this wonderful business.

 

It was a delightful closing working with Universal Title. They really made a celebration out of the usual anti climatic almost boring closing procedure. Let me explain.

As usual I was a bit busy with the final walk through with the buyers and their agents and then picking up my wonderful sellers and driving them to Ellicott City to meet at the title company.  

Going into the conference room, the closing documents were set for each person, both buyers, both sellers and the three real estate agents.

Settlement

The pens were perfectly lined up along with a pen for each set of papers. There was also a glass of water on a coaster for each person,  chocolate kiss and individual personalized place cards for the buyers and the sellers.

On the big screen TV there was my slide show of the property, taken from the MLS, playing with soft music through out the entire closing procedure.

It was a pleasure to watch and listen to the buyers and sellers comment on the property when there was a break in signing.

But it wasn't the coasters and the Hershey kisses.

It wasn't the sparkling cider and champagne glasses.

It was the efficiency from the beginning of this transaction, the professionalism of the buyer's agents, the lender and the title company.   It was the kindness and respect of the buyers and the sellers. It was the constant communication with every single person working together like a well tuned orchestra.  

And the best part...it was all about the clients!

It was their settlement and they were important.

When is the last time you felt a closing was a real celebration?

 

Thank you Universal Title, thank you Claudia and Nigel, thank you Emily Hall, thank you Mark Askew, thank you Jack Carter, thank you Winnie and Bob, thank you Steve and Shernay.

Thank you for making this a moment to celebrate!

Margaret all I can say is WOW to that title company. This is a true sign of outstanding customer service. I will pass this on to a few our the folks we prefer to hear and I can bet you they'll want to up their already great service for closings.

Hi Margaret -- while we don't have a settlement table and the buyer/seller let alone the agents involved may never meet in our area, a smooth, respectful transaction is always a good, very good, thing.   Congratulations to all involved because it's best when it's a true team effort.  

Hats off to Universal Title for making a very impressive statement.  It's likely not one that will be forgotten.  And for all the right reasons too.

Margaret, another great idea comes from your wonderful story - that signing at Title can be another memorable moment for our clients. I just had a recent closing where I was so impressed with the closing agent's professionalism and his ability to make this pile of paper-signing an enjoyable moment. Wow talk about attention to detail. This sounds like the closing of a lifetime...something both sides will never forget. As a seller, I think I would have gotten very emotional seeing those pics of the house I'm giving up playing with music. Wow.

Wow. I've been involved in a lot of great closings but never have I seen a title company go to such extremes to make it truly a celebration. How fun!! I think that's awesome. I might be dropping some hints to some of the title companies I work with. Thanks for sharing

I never thought of doing anything like that before. Once in awhile the title company will offer a client a bottle of water or a cookie but never anything like you described.

Oh how I'd welcome walking into a Closing like this, Margaret Rome, Baltimore Maryland ... how delightfully old-fashioned it sounds!  I've been in the biz long enough to know they used to be celebrations of accomplishment.  There was real joy.  Now it's more like "relief" ... how sad ...
