Most of you know I am a listing agent but occasionally I have a repeat client, a friend or referral that needs to buy.
Rather than JUST looking at the MLS and what is already on the market, I am pro active in finding properties that meet the buyer's need.
I run an ad like this.
I may write a blog and will mention it on my weekly radio show. I will describe the buyer's wants and needs in hopes of finding someone considering selling in the near future. When that happens and the property is right, there is no worry of competing offers.
This is especially helpful when you have a strong seller's market and the buyer who needs financing is completely out of the game. These buyers cannot compete with cash buyers or financing already in place with large deposits and waiving inspections and/or appraisals.
Finding the right home for buyers is like matchmaking.
