I Just Sell Houses !

 

I am a listing agent and I sell houses. The best transactions are when you have an educated, knowledgeable and kind listing agent

and

an educated, knowledgeable and kind buyer's agent.

And everyone lives happy ever after. 

However real estate is not a fairy tale...never was, never will be.

 

When the occasion arises I do sell my own listings and everyone is informed and everyone has the choice to be represented.

I always represent my seller and...

 

I do not do dual agency.

 

This is what the buyer (after discussion) signs and is part of the offer.

 

'The buyers are aware that Margaret Rome with HomeRome Realty is working for the seller. The buyers have the right to choose their own lender, title company and home inspectors."

 

I am able to help the buyer if they are not represented and they do not want representation. These buyers are very informed and I have even referred to myself as the "enemy"  to remind them I am working for the seller.

I make my own appointments. I show my own listings.

I ask if they have an agent. 

I love working with a good buyer's agent. 

I just sell houses.

Margaret, With or without the requirement from the Ohio government, one of the first statements out of my mouth to buyers seeing my own listings is a reminder that I work for the seller.  They need to understand that what they say can and will be used against them to my client's benefit.  Bill

Hi Margaret - We have had buyers as customers for our listings on occasion, and while it's not necessarily their best choice, we always make sure they know there are other options and encourage them to consider them. Dual agency is illegal here, but we have transaction brokerage where neither side gets representation - that's hard to do to our sellers, and we try to avoid it.

Margaret well we've certainly covered this topic once again, haven't we. We all have our way of doing business and it's all good! Dual agency is legal in AZ and I am a certified instructor of it (fun topic)!! What I find is that quite a few agents don't realize what they can and can't do - which shocked me at first, but not anymore. You might say I like to scare the pants off them - just a bit!! It can be done successfully and ethically if agents understandsthe rules and contract laws.

Dick Greenberg Because I am a solo broker, I cannot do dual agency.   If the buyer is not working with an agent, they know I represent the seller.

I would love to be in one of your classes and listen to you scare the pants off of the agents. Would you share one of your best scare techniques with us.
