How do you explain a Niche?

 

As many of you know, I specialize in unique, unusual  and even hard to sell real estate. These properties are certainly not for the average buyer and it takes a while to find the right buyer for these homes that are a far cry from "cookie cutter'. 

 

I have been in touch with the seller of one of

my favorite contemporary homes 

and today on Facebook, this former owner posted this photo of her house...note the date April 3, 2010...that was seven years ago.

At present, I am featuring  a mid century modern contemporary, a Deck House, an 1812 farm house on 34 acres with a river cottage, a historic home on 3 acres and a two story contemporary with 11 skylights.  You can see them all at www.HomeRome.com 

 

 

My niche is selling unique, unusual and hard to sell properties. These are the ones that are exciting to market and a challenge to find that one perfect buyer.

 

Some people say there is no perfect home..that many compromises must be made.  I think you can find the perfect home and I think you can find the perfect buyer for that special home. Yes, it may take a bit longer. It may take showing a property many times.

 

It may take many kinds of marketing, professional photography, my radio show, good copy and different ways to get the properties seen, not just by the masses, but by the special buyers who are not looking for that cookie cutter 'clononial.'

 I do love the excitement of the phone call when I hear..."my house is really different, it was custom made just for us, it is going to be a challenge'' or ''we knew, when we purchased, it was going to be a tough resell.''

 

One of my favorite all time challenges was a 2 bedroom, 5 bathroom contemporary with no basement, no garage, on the beltway with a swimming pool. When I first took that listing, I was the 5th agent...I loved the challenge. I wound up selling it a total of three times within 10 years.

The more challenging...the better.

I have listed and sold a number of "unusual" properties over the years.  And, at times I've been amazed at how quickly they sold.  Early on I learned that homes on the busiest of streets weren't always at a disadvantage.  The busy street factor, was made up for by the many travelers who saw the For Sale signs.

Myrl Jeffcoat Enjoyed talking with you this morning. I have had buyers who had to have a busy street. That was the main requirement. They like the sound and they liked to see activity. You don't see many busy streets with vacant houses.

Sheri Sperry - MCNE® When talking with sellers, I always find out what they think are the negatives. Sometimes those are the same that another buyer would consider a positive. I have so many examples. ie front kitchen vs back kitchen, walk out basement vs no walk out,  fireplace vs no fireplace, end of group vs interior townhouse etc....

Hi Margaret - Whenever Mary and I have an opportunity to sell a unique, unusual and hard to sell home, we get excited - those are the ones that challenge our creativity and expertise. We don't have enough of them here to build a niche, but if we did, I'm pretty sure we would.

I still take on some ordinary properties. Today I went out on a brick center hall colonial...but the owners are sooo nice and they were a referral from previous clients and best friends.

Evelyn Johnston I never met a unique house that I didn't have fun selling. 

Looking back, I could have marketed that 2 bedroom  5 bath home differently. Each bedroom has his and hers baths and still another for company.
