Home Inspection Report Mentions Real Estate Agent

This question seems to be asked a lot.

My answer:  I always go to home inspections.

Whether I am working with a buyer or a seller, I need to represent my client.

Today was a good example of working with a buyer. We had an excellent experienced home inspector. I was able to spend some quality time with the buyer.

I arrived early and the inspector was already on the roof and had completed the exterior. He gave me a quick summary of his findings pointing out some minor concerns.

On the inside whenever there was something to share, he would call me. By being  present with the buyer, there were no surprises.

A good inspector, not only finds defects, but gives pointers of how to take care of the property.

Some examples..location of the main water shut off, condition/location of  carbon monoxide and smoke detectors and noting the correct furnace filter size.

 

At one point he called me  to the unfinished basement to show me this.

It was small.. less than the diameter of a pencil and maybe a bit longer. It was curled up and I was not sure if it was even alive. (The inspector was NOT fond of snakes.) This was not something  I wanted to leave in the house.  So I borrowed his gloves and picked up this little squiggling reptile, took it up the steps, through the living room out the front door and way away from the house where it was released.

When I returned with a smile, the inspector was amazed at my bravery.  I shared with the buyer who also smiled but the occupant of the home when hearing...just about freaked.

Reminded me of another encounter with a snake that was a bit bigger.

 

 

Just recieved the inspector's report...this is first for me to be mentioned in the actual write up..

Little guys like that I have tried to relocate when mowing the lawn, so they don't get chopped up.  Big guys, no way.  I steer clear.

If I am reasonably certain the snake isn't poisonous, I have no problem picking them up.  I once worked at a place near the Sierra Nevada foothils, that was laiden with wildlife, including Rattle Snakes.  I remember one, we named, "Fluffy," that was 6 foot long!
