Not The Best Use Of Time

This morning I received a                                         Showing Time Margaret Rome

request  for one of my listings at 1PM.

No problem...I had a scheduled home inspection at noon and the properties were within 10 minutes of each other.

I confirmed with the buyer's agent by email and with a follow up call. Asked if she had any questions about the property or needed directions. She had no questions but would let me know if the buyer has any.

My home inspection was underway and I left for the 1 o'clock appointment.  At 12:58 PM,  I receive a text that reads.

"My client doesn't like the neighborhood. Sorry. "

Lucky for me I was nearby but look at the time that was wasted.

Don't they know to

   Drive by the house first.

Margaret, it sure makes it easy on us if buyers would drive by the house first and check out the neighborhood before asking for a showing.

Rebecca Gaujot, the Go To Realtor®  I find that some agents hop in a car and show whatever the buyer wants and at moments notice. They have not met these potential buyers or qualified them about financing or type of home.

Just show me the house!

Good morning Margaret.  Sad to say it is what it is.

I have been in this situation as a buyer's agent and it was very embarrassing.  I now explain to my buyers that if an appointment has been made in which a realtor or home owner must be present for us to see a home, we will honor that appointment no matter how the buyer feels after seeing the neighborhood or the home from the outside.  Common courtesy.

Margaret it does happen occasion and the good news is she at least let you know. Some do not.

Some folks just don't get it - a waste of everyone's time that could be easily avoided!  Thankfully you were already in the area.

At least she called and you were close, so many do not call to cancel.

Becoming familiar with neighborhoods before making a decision where to buy can save a lot of time for everyone.
