Just Write It

 

In the past couple of weeks there have been THREE different agents who have shown my listings, requested the disclosure paperwork and each one said they were writing an offer.

One has emailed and called more than a half dozen times! They want to update me.... to tell me they were preparing an offer, asking if  I wanted a LOI (letter of intent) and commenting on the buyer's concerns. They have seen  the property on 3 different occasions and each visit they stayed for over an hour.

 

Another agent gave me all the  the terms verbally and said they would submit on Tuesday (that Tuesday has passed) and they just called to see if the property was still available.

 

 

The third told me definitely they were buying, definitely they were writing and definitely that I should not take any other offers.

She even said I had her WORD.

 

So glad that I did not call the sellers.

 

If you are going to write an offer...write it.

Promises do not cut it in Real Estate. Not even if you say pretty please. 

If it is not in writing it is NOT an offer!

There must be something in the air. Or water. Or .. I don't know Margaret. I just had the same thing happen on one of my listings: 4 times, 4 different agents all called to ask if the property is still available and when I would be presenting. All said that their "buyer will definitely be submitting an offer". All 4 just vanished.

One certainly has to wonder - is it the agent speaking out of turn? Are the buyers wishy washy? Is someone playing games?

Definitely not stuff you want to be sharing with the seller until there is something definitive - an offer in writing. Hope it happens!

Couple of days ago an agent said "my sellers have accepted, I'm waiting on signatures"  I told MY agent, NOT A WORD to the buyers until we have the contract.  No way.

One of my Captains said something I will carry with me forever.  If it's not in writing it didn't happen, if it's not in writing it doesn't exist.

Hi Margaret - It's amazing how often that happens, and we learned a long time ago never to call the sellers until we actually had something in hand.

Dick Greenberg I can understand it with a newer, energetic agent but it is puzzling with the seasoned ones.

And THAT is when you call the seller and tell them you have an offer.
