Niche Market The Rome Way

 Niche Market The Rome Way

Most people, following me know I love selling unique properties.

So unique that other agents won't take them on. They may be homes that have been on the market for a long time.

The more unusual...the more exciting for me.

So I will continuing this niche for 2016.

Bring on buyer specific homes.

Bring on historic homes built in the 1800's.

Bring on the contemporary architecture.

Bring on the rancher with no basement.

Bring on the over improved house.

Everyone knows Maryland likes  "clone-onials". Maryland buyers want a 4 bedroom brick colonial with side loading garage in a "nice" neighborhood and "good" schools. These homes sell quickly year round, in any market and are considered a "good safe" investment.

These are not the home that I find exciting.

Contemporary Margaret Rome 410-530-2400

Above is an example of a unique HomeRome property.

This fabulous contemporary was one of my favorite and one my most challenging sales. Sitting on 28 acres which could not be subdivided, this home  used to be an ostrich farm.

Seven  cantilevered decks and a total square footage of over 5000', it was a bit far out.  Custom built white cedar and an abundant amount of glass...this was an architectural contemporary gem!  There were 17 foot  soaring ceilings, 2 wood burning fireplaces and just too many windows to count. A real unique buyer specific home.  This was so much fun for me.

Margaret - You are certainly already an expert at selling unique properties. What a great niche, and I know continuing this by focusing on blog posts about unique properties will only send more business your way.

I think 80% of true success is about a niche market in the 8020 rule sense. Good luck with everything as per usual!

That is a cool home, Margaret.  I love seeing unique homes like that.  You have a special touch to get those babies sold and it sounds like you have a good marketing plan to go along w/ it.

Margaret Rome, Baltimore Maryland  — Clone-onials ... a new term for me. I love it. Thanks.  As a historic-neighborhood afficianado, I'll certainly look forward, especially to #9. When researching historic neighborhoods, I frequently come across listings (active or sold) that appear on a local or the National Register ... but with no mention whatsoever. I love the historic niche. It's highly underserved.

Margaret Rome, Baltimore Maryland That listing would certainly have been one I would have previewed even if I did not have a client buyer in the 'wings'.

Margaret, that IS a unique home that even comes with ostriches?   How long did it take to sell?   You have a fun niche!

I wouldn't mind at all if I never set foot in another cookie-cutter home again. I agree with you, unique is so much more fun and, well, you know how much I adore vintage homes.

Great niche for you....and I know whatever you do will be successful. BTW, yes, let's talk about a netword for helping those who have lost spouses.

Margaret, There are likely very few people/agents that would know how to market such unique homes. You certainly have created a nice niche market selling unique homes.

Kathleen Daniels It has to do with the love and challenge of the unique properties. I find new homes and homes in a development boring.
