NOW Is 'The Spring' Of Real Estate

 

It is the month of December but this is  The Spring of Real Estate. Should you want to sell your house in April or May, it is time to get it ready to go on the market in December and January.

 

Now Is The Spring Of Real Estate

 

How long will it take you to do all the jobs you were planning in order to get your property ready show?

There is the cleaning and purging, the fixing and painting, the replacing and repairing. There is the paper work and preparation for photography.

 This all takes time.

To get your house on the market by the first of the year, you have less than three weeks.

 

When the house goes active it could take month or more to go under contract. By then your closing would be in April or May.

By preparing during the winter months you will be ready to move fast when others are just coming on the market.

Point made!  By the time a home hits the market in January, goes under contract in February, 45-60 days to close and boom, it's April/May!

Margaret, I must print this post to show my wife.  I bring up something that I need to find time to do, and her reply is "That can wait, you need to do this other now."  I see things needing to be done, but that January & February weather will make difficult.  There are other things needing to be done, but I can work them into an afternoon or two; and honestly, some needed to be done by now, but other things had to take precident.  I have done renovation work, and invariably something will come up that forces changes to the plan.

I have lost six weeks waiting on a mechanic to finish repairing the old tractor, and finally got it back yesterday; then the radiator gave way; so now I have to put off again a task critical to three tasks around the house.  I am building a loft area in my new barn, to be converted into living quarters while our new house is being built.  Part of that loft area will serve as storage for our furniture.  To not finish that in January & February will require renting storage space, and changes other things as well.   Right now, I feel a bit like the guy who juggles chainsaws.

Margaret, this post is spot on. When sellers wait until the last minute and want to get the house on the market "NOW!" the outcome isn't as good as it could have been with a bit of advanced planning.

Real estate sells year round. Because life does not stop. The job transfers, divorces, settling estates and up/down sizing wait for no man (or calendar tear off, flip up)

Might be time to get ready to move too.  My neighbors just sold and it is taking them about 2 months now to move all their stuff out.  Imagine getting ready for market, crazy.

Since the weather is so warm this December, there is no better time to get ready to sell.  It's best to declutter and prepare for the sale while the weather is still balmy and there is no snow or ice, especially on the east coast and in the South.

Yes, many underestimate the time it takes, esp in preparing their house. If you don't start now/soon, you are delaying. We have several jobs set to start 1st/2nd week in Jan for those looking to get their homes on market by March 1st.

Especially here in Arizona we don't have snow or bad weather to contend with to get our homes prepared. In fact, it's the beautiful weather that distracts most people from worrying about buying or selling right now. It's extremely hard to get anyone to focus on real estate during the winter here. We've been trapped inside for the past seven months huddled around our air conditioners so everyone wants to get out and enjoy all the activities.
