How Did You Get That Listing ?

How Did You Get That Listing?

One of the Realtors® that I mentor  always asks me:

"How did you get that listing?"

I have decided to take all my listings and answer that question.

Let's start with

15932 Meadow Walk Rd 21297

15932 Meadow Walk HomeRome 410-530-2400

This one is a referral from an agent I met over 20 years ago.

When I first started in Real Estate 25 years ago, I took Floyd Wickman Sweathog class and then went to many of the Master Sales Academies in Vegas and one in Atlantic city.

Floyd was on my radio show.

I have made many friends through Floyd over the years. One was a real estate agent named  Debby and her wonderful husband Frank.

They were friends with another wonderful couple that lived in  Puerto Rico where Frank and Debbie vacation. That  couple has a house in Baltimore. Do you see where I am going with this?

When it came time for this lovely couple to sell...they call yours truly!

I love their house, right up my alley.. a contemporary Deck House on 4 acres.

So what if it was not in my immediate neighborhood...these were important people. They are friends of my friends!

And, of course, I took them on.

This is the answer to...

Margaret - Congrats on getting the referral. Referrals are the best way to get business.

Troy Erickson That referral came from an agent I met over 20 years ago. Referrals are not something that happen overnight.

You're so right about referrals not happening overnight.  But the longer I've been in th business the more happen. I sat down in the slowest of times with my transaction list and went through where everyone came form.  I now keep a running list.  Listings and buyers.  Knowing really helps me to remember to talk to people about referrals as they make up about 60% of my business. (not my office), but my personal business.

Tammy Lankford Your comment would make another good blog! They don't happen overnight and keeping track is just smart business.

Margaret when I was a Newbie it used to annoy me to no extent when agents would ask me "how did you get that listing" now of course I do not care and as when I was new the answer is the same, by hard work, integrity and focused action on my business....Endre

Endre Barath, Jr. Each one of our listings has a special story. One of the agents I mentoring an agent and sharing all the different ways one may wind up with a listing. It all has to do with luck. The harder I work the luckier I get!

Endre Barath, Jr. This is how I got a listing from the air. When I was questioned as a newbie by other agents, I would call them FTA listings=From the air.

Nothing to do with consistency or networking or marketing or any of those things we all do to keep ourselves in the minds of our clientele, right ?   You never know who or when someone will remember you for just being you.   Obviously, Margaret Rome, Baltimore Maryland, you touched their heart.

Pat Champion With a referral you can start working with/for the clients right away instead of having to take time convincing them you are the best agent.

I aspire to run a referral based company. I often plant seeds so one day I too can get a call from a contact 20 years from when we met.

Posted by Ron Cooks, Texas Real Estate, Ft Hood/Killeen Homes for Sale (The Real Estate Marketplace) over 4 years ago

Ron Cooks These referrals are built on planting those seeds but don't forget they need water and sunlight. Just had a call from a seller whose parents home I sold in 2009...that's six years ago. It is nice to be remembered.

We have been on two listing appointments in the last two weeks that were referrals. One decided to wait to sell and the other one we just put on the market and it got a contract in one day!

Hi Margaret Rome, Baltimore Maryland , Coinsidently, I was with Flloyd Wickman today here in San Diego and he and I talked about you for 10 minutes or so. He looks really good and it was wonderful to see him after so many years. He said he was going to call you to tell you about our great conversation today. I was negoitiating an offer when you called back but I will be speaking with you tomorrow. Have a great night and sorry again for the late call.

Good morning Margaret Rome, Baltimore Maryland ,

Floyd Wickman was an outstanding trainer and I took took his Sweethog class and many of his Master Sales Academies. I didn't know William Johnson also took his classes! My business is based on past clients, referrals, marketing to my sphere and community. I met with 2 lovely couples over the week-end and I will be listing their homes 1st quarter of 2016. I'm blessed to work with so many families I really like!

This is a great example that real estate isn't just about houses. It's a people business. When you invest in getting to know and care about people they'll remember you when it's time for them to need a good real estate agent.

Funny, I posted a blog the other day asking whether we can be successful and NOT be online.  You support that it can.  Not that you do just that, but that communication and networking is huge.

I'm not a fan of contemporary - but I do LOVE that house!  As for asking about listings, I find it intrusive - as if they are implying that some business was just given to you.

A great reminder from Margaret Rome, Baltimore Maryland that referrals are the very best source of listings.  Networking with other agents and with your sphere of influence / past clients is reasonably easy to do (although many of us don't!) and pays significant dividends. Re-blog of the day!

Relationship marketing at its best. It cost less and is more productive to built and nurture current relationships than to constantly chase after new ones.

Working by referral has helped me where I am today - thanks to my coaching with Buffini & Company .

It is always about trust and relationship - and one you have that, you are a WINNER.

Now, when is that 'too late' post coming up for this listing?
