I've recently been asked what works to list and sell  in today's market. For me, it comes down to a few simple but powerful practices:


Make it easy for anyone to get information. This means that my web site allows  visitors to search all listings - not just mine - without having to give personal information first. Buyers can see what's available in the areas they are interested in. But savvy sellers also use this to see what's going on in their neighborhood. And then I make it easy for a visitor to get in touch with me. 



 Be available - having the listing agent available to take  phone calls saves time and aggravation for everyone. The person who knows the property best can give a potential buyer answers and pre qualify these caller to find out if it's the right house. Of course the listing has all the features of the property, but only the personal conversation can find out what matters to each buyer. And this can only happen if the agent is available to answer questions and book appointments.

 Use technology - An iPad cannot list or sell a house, but it can streamline the process in many ways. Have a welcoming web site that is easy to navigate and keep it up to date. Give people useful tools that will make the process easy for them.

I am easy to find on Sunday's at and you can call in and ask questions about a home you are looking to buy or sell. If your home is listed with me, you can call in and talk about all the special features.

Buyers4YourHome - this page on my site allows people to tell the world what they are looking for in a home. People email me what they want, I put it on the site, and potential sellers can scan for a match.


My Listings - every one of my listings has  professional photos and easy  pages that a buyer can  explore the property.


My Blog - here I talk about what's happening in the Baltimore market but also talk about my listings and anything have to do with real estate and a few fun things that may not be related to properties.

Margaret,  You've laid it out in easy to undersand language even to the point of how to ask you questions on Sunday through your radio program.  Anyone in the Baltimore area should realize that you are the person to have selling their property in Baltimore!

Nicely summarized Margaret! Having gotten to know you through your blog and personally, I do have to add a few points to How to list and sell in the Baltimore market (with Margaret Rome):

Margaret, your approach is so simple, and lacks nothing.  I remember a preacher from my childhood who often went to the pulpit, opened his Bible and found a four letter acrostic in his wife's handwrinting.  The word was


He found it so sweet, and each week thought when he gets home, he must give her a kiss.  Greeting folks after worship, discussing church business, plans, and hearing what was on the minds of others seemed to distract him from his intended kiss.

One day, a deacon say the note, laughed and said "Keep It Short Stupid."  His perception of his wife's intent was corrupted; then his thoughts were occupied with the idea that she thought him stupid.  It burned in his soul until he resolved to take the matter up with the wife.  Trying to control his anger and hurt, he simply pulled it from his Bible and held it before her, saying, "Well how am I doing dear?"

A bit puzzeled, she took a moment to sort out his question, and said, "Dear, up until a few weeks ago, I was so moved by your devotion to my simple note, but something changed.  Their was a new haste to your delivers and a certain anger I had never known in you."  He replied, "Well what would you expect when I get a note that means Keep it Short Stupid!"

"Short? Stupid?  Where did you get that thought?  My message was "Keep it Simple Sweetie."


As ministers from time to time may delve too deep  and belabor a point, so also a REALTOR® may overcomplicate his/her task, and in so doing rush with anger rather than Simply enjoy the sweetness of the task.

Thank you for reminding me of the sweet blessing it is to serve others.
