Many people think spring is the only time to sell because that's when most houses look their best with green lawns and flowering trees.
My favorite time to sell is right now.
Always build listing inventory even if others suggest waiting. The time to buy and sell is ALWAYS when the buyer and seller is ready.... and that can be any of our seasons and in any kind of weather.
October's market is changing along with the fall colors.
Now's the time to be out there taking advantage of this opportunity.
Here are 18 ways to help buyers and sellers make a move.
•1. Call ALL those buyers you had last year. Where are they? Many did not buy anything. There are good opportunities.
•2. Have the buyers send you their "Wish List," and then go make their dreams come true by finding the perfect home.
•3. Don't sit around complaining about the market. Be proactive. Write a book!
•4. Do something to attract people - make your ads interesting, get on a radio show.
•5. Blog on a regular basis and share with your buyers and sellers. This is a great way to get your properties more exposure and will be a good way to attract peole who are moving in and out of Baltimore.
•6. Find ways to reach your clients and prospects and keep your name in front of them. To repeat, blogging, radio show and advertising.
•7. Look at the expired, FSBO and withdrawn listings. They need us more than ever! Harvest that crop of business.
•8. Do something for the buyer and seller that brings them into the process. Offer them a place to tell you what they need, such as on your blog, or suggest they call into my live radio show ALL ABOUT REAL ESTATE
•9. Get back to basics! Go to meetings, go to lectures, go to neighborhood associations, go to business groups. Be involved. Get out of the office. Get face to face. Support kids by going to their games and activities. Remember everyone needs to live somewhere. JOIN and be active in the activities that you enjoy.
•10. Have your cards available. Remember my definition of advertising: It is my job to let people know I am in real estate. It is not their job to remember. Keep your name in front of the public.
•11. Use your waiting time between appointments to make phone calls. If you have just shown a house, call the agent with feedback while the info is fresh. Hopefully they will return the favor when showing your listing.
•12. Remember that a small gesture goes a long way. How many Thank You notes have you written this week? How many phone calls? It is so easy to take a few minutes to show your appreciation for someone who has made your day a bit better?
•13. Take a class - Check out the webinars. Set up a learning session with other members.
•14. Keep motivational podcasts available and really listen to them.
•15. Get a few agents together to brainstorm.
•16. Find a mentor. Start with an agent you admire and respect and ask what you can do to help them in their business. Ask if you can "shadow" them for a day or two. Offer to cover for them for a couple of hours whenever they need you.
•17. Take your friends and/or prospective clients to lunch or dinner frequently.
•18. Call an Active Rainer. What help do you need? What can you offer in return? Networking really works.
Now is the time to get listings.
